CONSTRUCTION MANAGEMENT
In this role, we provide predesign and preconstruction planning (phased schedule, budget, program planning), and field management. Depending upon the options our clients choose, we are responsible to the owner for the entire program, directing work from predesign through post-construction. Feasibility studies, concept development, programming, design management, bid management, construction, occupancy planning and facility management may all be included.
ESTIMATING SERVICES
Conceptual/Schematic Estimate:
This service is performed at the end of the conceptual or schematic level design to establish a basis for coordinating the owner's budget with the architect's design or establish the basis for a new budget.
Design Development Cost Estimate:
This service provides the owner with the most cost effective opportunity to make design changes prior to the final construction documents. Our expertise is derived from the Subcontractor community and our own extensive cost database developed from current monthly inspections and projects.
Final Construction Document Estimate:
The purpose of this estimate is to provide a final confirmation of the budget as well as a bid projection. This comprehensive construction estimate includes a complete quantitative survey, and associated unit prices for the final design documents or Bid Package. This cost estimate typically includes more cost information than is usually provided by the general contractor or subcontractors during bids or contract negotiations. Whether your project is to be bid or negotiated, this information will enable you to negotiate the best price and reduce the chance of unexpected change orders during construction.
BID DAY SERVICES
This service provides a complete package to the general contractor on a project that has been estimated by SMG.
During the Estimating Phase SMG will also assist in these areas:
Establishing the overall project budget
Work with the Subcontractor community to obtain current pricing
Work in cooperation with your design professionals
SMG will assist each member of the design and construction teams in producing a quality product within the client's construction budget.
VALUE ENGINEERING
During the design process it may become necessary for the budget to be reduced. SMG with review the construction procedures, building systems, and materials to reduce costs while still maintaining the integrity of the project.
